Accounting/Assessments

In general, assessments pay for things like common area landscaping, amenity maintenance and operation, administrative costs associated with collecting assessments and enforcing the deed restrictions, insurance for the Association, and legal expenses related to corporate and enforcement matters.

Specific expenses for Ralston Creek Estates can be viewed in our homeowner portal (HOAguru).

The initial assessment rate was determined by the developer. Each year after, it is reviewed by the Board of Directors during budget time to determine whether any changes need to be made to cover the expenses, planned improvements, and reserve contributions.

Please contact your mortgage company to confirm the terms of your escrow with them.

Assessments are billed annually, with a due date of January 1st and late fees beginning on February 1st.

Architectural Review

The rules and regulations of an Association are designed to protect the beauty and value of the Association and its members. To ensure architectural standards are maintained to protect current and future owners, an application must be made and approved before any modifications are made.

Any modification to the exterior of your home. This includes major changes like room additions and minor changes like paint color, gutter installation, driveway expansion, and/or landscape changes. It also includes modifications that may not be visible from the street, like storage sheds and swimming pools.

The Architectural Committee responds to all Architectural Requests within two weeks of submission. Final approval can take up to thirty days.

A copy of any approved permits required for your project must be included with your Architectural Improvement Request.

Yes! Please review our Wood Fence and Exterior Wood Stain Color Guide. Stain colors on this list do not require approval from the Architectural Committee.

The Architectural Committee does not permit the conversion of garage space into enclosed living space to maintain the aesthetics of our neighborhood.

Solar panels may be installed on a home’s roof with approval from the Architectural Committee. Plans, drawings, and copies of approved construction and/or electrical permits are required to be submitted with an Application for Architectural Review.

Satellite dishes may be installed in backyard areas so long as they are substantially concealed from public view. No satellite dishes or other antennas may be installed on the front of the residence without prior written approval from the Architectural Committee.
